Samgori is a large district in the east of Tbilisi. It includes the Varketili and Vazisubani residential areas, the Lilo settlement and the area around the airport. It is one of the most densely populated parts of the city, with wide avenues, markets and its own infrastructure: shops, schools and clinics are all local, so you do not need to go to the centre for everyday errands.
The district suits people looking for a new flat at an affordable price who are willing to live far from the centre as long as the metro is fast. It is a choice for families with children, people who work remotely, frequent flyers (the airport is nearby) and anyone for whom budget matters more than address. Samgori is less popular with those who want cafes, bars and old-town strolls right outside their window.
A bonus for people who have just moved: many new flats in the district are rented already renovated and equipped, so you can move in without spending money or hunting for furniture.
The district's main trump card is the metro. Samgori and Varketili stations are on the same line as the centre, so the trip to Avlabari, Freedom Square and Rustaveli takes little time and does not depend on traffic. For many residents this is the deciding factor: on the map the district is remote, but in travel time it is comparable to closer districts without a metro.
Things to keep in mind:
At a viewing, walk from the flat to the metro yourself: the phrase near the metro means different things in different listings. Bear in mind too that the metro does not run at night: late returns from the centre are by taxi, which is worth budgeting for.
The backbone of Varketili and Vazisubani is Soviet-era panel and block housing. Flats in these buildings are usually rented cheaper than new builds, but much depends on the renovation: you will find both flats in their original condition and fully refurbished ones. The upside of older stock is established courtyards, trees, long-time neighbours and, for the oldest blocks, proximity to the metro.
Samgori is one of the main new-build districts in Tbilisi, and a search for new buildings in Samgori is among the most common queries from people looking for housing. New buildings are going up in Varketili, Vazisubani and along the avenues. As a rule these are high-rise complexes with a lift, sometimes with parking and security; the building service fee is paid separately. Some flats are rented unfurnished — look at the photos and ask the owner. Construction often continues next to new complexes, so noise and dust are possible.
Samgori is one of the most affordable districts in Tbilisi, alongside Gldani and Nadzaladevi. Flats here are usually noticeably cheaper than in the centre and cheaper than in Saburtalo for a building of comparable quality. Judging by the listings, a new-build flat in Samgori typically costs the same as or less than an older flat closer to the centre. The further from the metro and the further towards Lilo, the lower the price. For exact figures check current listings on Bina — they change with the season and the building.
As everywhere in the city, owners are usually more willing to give a discount for a long lease and several months paid upfront. In Samgori, where there are many listings competing with each other, it makes sense to discuss the price right at the viewing.
Samgori is a rational choice for people who want a new flat for reasonable money and would rather spend time on the metro than money on central rent.
